What is the cost?

EMD (Earnest Money Deposit): 40% of the deposit amount

Double Close: 1.5% of the transaction amount

Seller Carryback: 2.5% of the transaction amount

Gap Funding: Rates vary based on transaction length, risk, and amount; determined on a case-by-case basis

A minimum return of $1,500 is required for all transactions, regardless of type.

What are the upfront fees?

Double Close & Seller Carryback: No upfront fees when the transaction is handled through escrow and fully funded/paid back at closing

EMD: $400 upfront fee, which covers transaction coordination and is applied toward the 40% charge. This fee is non-refundable if the deal does not close

Gap Funding: $500 upfront fee for transaction coordination, not applied toward our funding fee and non-refundable

What are your funding limits?

EMD: Up to $100,000

Double Close / Seller Carryback: Up to $10 million

Gap Funding: Up to $1 million

If your request exceeds these amounts, we encourage you to submit it for review—we may be able to accommodate larger transactions.

How quickly can you fund?

We typically fund within two business days, but same-day funding is possible if all paperwork is complete and verified in time.

What if the deal doesn’t close?

We only charge fees when a deal successfully closes. However, upfront fees for EMD and gap funding (paid to third-party transaction coordinators) are non-refundable.
